South East Texas Market Update

  The Southeast Texas housing market saw some interesting changes in August. According to the Beaumont Board of REALTORS® (BBOR), 333 homes sold compared with 334 last August, so the number of sales stayed almost exactly the same. However, the average sales price increased from $238,780 to $299,839, and total sales volume rose by about 25%. This doesn’t mean every home increased 25% in value—it reflects more sales taking place at higher price points.

  For buyers, one of the biggest changes is the number of homes available under $200,000, which is down about 15% from last August. There are also fewer homes overall, while pending sales increased, showing that buyers are still active in the market. With buyers taking their time and being selective, understanding current local trends can help you make informed decisions about buying or selling.
